    In the global technology landscape of 2026, geopolitical tensions in the Taiwan Strait and South China Sea have placed the global computer chip supply chain under significant risk. Major chip manufacturers like TSMC, along with their supply chains, are actively seeking a new, secure, and stable production base equipped with the necessary infrastructure to support wafer fabrication—a capital-intensive industry requiring substantial energy and water resources.
    GBI Holding recognizes that the most critical weakness of global chip producers is not financial but rather the lack of specialized infrastructure with high stability. Therefore, we are developing a strategic 2,300-rai site along the Phetchkasem Road (opposite the clean energy data center of 400 rai) into a "smart infrastructure district" to serve as a comprehensive support provider for chip manufacturers. This will involve relocating supply chain operations to create continuity and reduce costs, with GBI Holding retaining ownership and generating revenue from all infrastructure assets.

Objectives :
1. To establish a modern and highly flexible industrial district equipped with Ultra-Premium infrastructure to support wafer fabrication (Wafer Fabrication Side-Stream) and a comprehensive supply chain cluster
2. To secure 100% clean energy that is stable, continuous, and sufficient to power high-tech production processes around the clock
3. To manage high-quality raw water resources, pure water systems, and advanced chemical waste treatment facilities for sustainable environmental practices
4. To create a smart living and innovation ecosystem that attracts top-tier engineers and researchers from around the world to establish their presence in Thailand

Key Targets :
1. Quantitative Goal : Allocate and develop the strategic 2,300-rai site into 6 high-flexibility engineering zones to support the establishment of main factories and supporting facilities in the supply chain, accommodating over 30 subcontractors
2. Qualitative Goal : The electrical and water infrastructure must have a stability rate of 100% (Zero Down-Time), data transmission systems must have the highest level of security, and all facilities must meet international environmental standards (Zero-Pollution Discharge)

Key Requirements :
The allocation and development of the strategic 2,300-rai site will be calculated based on advanced engineering principles into 6 main sections as follows:
1. 1,500 Rai — Advanced Semiconductor Integrated Complex : Area to support the main wafer fabrication factories and upstream supply chain facilities (high-purity gases, special chemicals, mechanical parts) for logistical continuity
2. 350 Rai — Reservoir (5 Million Cubic Meter) : Large natural rainwater storage facility in the mountainous area behind, with a capacity of over 5 million cubic meters, ensuring the stability of premium raw water sources throughout the year
3. 80 Rai — Ultrapure Water (UPW) Treatment Plant : Specialized facility for producing ultrapure water with a capacity of 300,000 cubic meters per day to support nanometer-level chip cleaning processes
4. 120 Rai — Industrial Semiconductor Wastewater Reclamation Plant : Closed-loop chemical waste treatment and recycling facility with a capacity of 300,000 cubic meters per day, specifically designed for handling hazardous chemicals
5. 150 Rai — High-Quality Service Apartment : Luxury residential area along the mountainous coastline with scenic views and clean air, equipped with complete amenities to accommodate international engineers and researchers
6. 100 Rai — Global Semiconductor Design & Innovation District : Smart research and design center for intelligent chips, connected to a private fiber optic network (Private Fiber Link) spanning across the strait to the Green Data Center
